Does anyone know what “prefab”, “prefabricated” or “kit homes” means in relation to new home building?

The terms are broad in scope but in reality cover all types of building methods.  Many people also refer to them as “kit homes.”  “prefab”, “prefabricated”  and “kit homes” are relatively generic terms which can span a variety of building methods but don’t completely define the exact building method.

We will clear up the confusion and show some of the benefits of each.

“Kit home” basically refers to a building kit of some components to build a home.  The difference is in what materials are provided.  There is not a standardized list of items included to allow it to be called a “kit house” or “kit home.”   Some contain finishing materials such as kitchens, siding, windows, doors, etc and others provide plans and the wood structure.

Manufactured Homes –
Manufactured homes are built on a production line and typically have a metal frame and wheels under them.   They are typically built to different codes than our panelized systems.  These are the large sections of homes that you see being trailered to a particular building site.

The Advantages of manufactured homes, sometimes called trailers,  are:

  1. They provide the lowest cost per square foot for a living space.
  2. Quick occupancy

Disadvantages of manufactured homes are:

  1. They still seem to have a stigma which can affect resale and financing.
  2. No customization
  3. Many communities do not allow them or discourage them
  4. Very limited designs. Typically long and rectangular
  5. Only one story homes
  6. Inspection procedures are unclear and can vary by plant and building site.
  7. Not sure of licensing of the laborers which are building the units.

Modular Homes –
Modular homes are an off shoot of manufactured homes.  They are built to different codes than manufactured homes and attempt to mimic a stick built home.  They are still built on production lines and generally are limited to rectangular modules.  They are typically delivered on trailers which are removed from the wood floor system.

Advantages of modular homes:

  1. Quick occupancy
  2. In recent years they have developed better custom looking designs

Disadvantages of modular homes:

  1. Like manufactured homes, they can carry a stigma that can affect value and financing.
  2. Very limited customization. If possible, may require state approvals and additional engineering costs.
  3. Some communities do not allow modular construction.
  4. Limited designs and generally rectangular.
  5. Carry a state inspection tag but inspection procedures at the plant should be verified by any potential purchaser
  6. Unknown licensing of laborers assembling the units
  7. Not always lower cost when compared to stick built or panelization, as initially intended

Stick Built Homes –
Stick built homes have been typical in the United States for hundreds of years.

Advantages of stick built homes:

  1. Unlimited customization
  2. Accepted in all communities
  3. Inspected on site by local building department
  4. Control of all finishes, interior and exterior
  5. More control over what you design and build
  6. Accepted by banks for financing
  7. Can be designed to fit on land better
  8. Take advantage of prefabricated roof trusses

Disadvantages of stick built homes:

  1. Due to every process being built on site, it can take longer than placing a manufactured or modular home on site
  2. Custom designs can cost more but they provide more features than manufactured or modular.
  3. Due to customization planning costs higher than manufactured or modular plans

Panelized Homes
Landmark’s panelization process is a more efficient and controlled stick built method of designing, engineering and building your new home.

Disadvantages of panelized are the same as stick built with these additional details:

  1. Pre manufactured building package can be changed on site but due to it being prebuilt it must be changed prior to manufacturing on plans or on site like a stick built home. Limit your changes to control costs and scheduling delays
